Move Out Cleaning Checklist: Get Your Full Deposit Back

Texas landlords must return your security deposit within 30 days, but only after deducting cleaning beyond "normal wear and tear." A thorough move out cleaning removes their justification for deductions.

What Landlords Actually Inspect

Kitchen appliances — grease inside the oven, food residue in the refrigerator, buildup in the microwave and dishwasher. This is the number-one area for deductions.

  • Clean the sink, faucet, vanity, and medicine cabinet. Wipe all drawers and under-sink area. Clean the mirror streak-free. Scrub the floor on hands and knees, including corners, baseboards, exhaust fan grille, and all hardware

Bedrooms, Living Areas, and Final Walkthrough

Once furniture is out, you will see dust, scuffs, and damage that was hidden for months. Work through these areas systematically:

  • Fill all nail holes with spackle, sand smooth, and touch up with matching paint. Wipe scuff marks with a Magic Eraser. Remove all command strips and adhesive mounts
  • Vacuum all carpet thoroughly — go over high-traffic areas multiple times. Spot-treat stains with enzyme cleaner. For large stains, rent a carpet cleaner from a hardware store in Conroe or Spring. Mop all hard floors
  • Clean all window glass, sills, and tracks. Wipe every slat of the blinds. Dust light fixtures and ceiling fan blades. Replace burned-out bulbs
  • Empty every closet and pantry completely. Wipe all shelves, rods, and interior walls. Vacuum or sweep closet floors
  • Wipe all baseboards, door surfaces, knobs, light switch plates, and outlet covers. Clean AC vents and return air grilles. Replace the AC filter — many North Houston leases require this at move-out

Before handing over keys, walk the entire unit one more time. Take timestamped photos of every room and email them to yourself for proof. Open every cabinet, closet, and drawer to confirm they are empty. Check the garage, patio, and storage units. Collect all keys, garage remotes, pool passes, and gate fobs. Keep utilities on for the inspector, and be present if possible so you can address concerns on the spot.

DIY cleaning works if the unit is in decent shape. Budget 6-8 hours for a one-bedroom, 10-14 hours for a two-bedroom, and a full weekend for a three-bedroom.
