Listing photos are the first impression buyers get of your North Houston home. Real estate agents share their secrets for preparing a property for photography day — from deep cleaning to strategic staging.

Why Photography Day Cleaning Is Different

Real estate photography captures everything — and camera lenses are less forgiving than the human eye. A fingerprint on a stainless steel refrigerator, a water spot on a faucet, or a streak on a window that you barely notice in person becomes glaringly obvious in a high-resolution listing photo. Preparing for photography day requires a level of detail beyond even a thorough deep clean.

The Week Before Photography Day

  1. Schedule a professional deep clean for two to three days before the photo shoot.
  2. Complete all repairs — touch-up paint, fix leaky faucets, replace burned-out bulbs.
  3. Declutter aggressively. Remove 50 percent of items from countertops, shelves, and surfaces.
  4. Remove personal photos and distinctive items. Buyers need to imagine themselves in the space.
  5. Clean the exterior — pressure wash, clean the front door, and tidy the landscaping.

Morning of the Shoot

Windows and Lighting

  1. Clean every window inside. Photographers use natural light, and dirty glass reduces it.
  2. Open all blinds and curtains to maximize daylight.
  3. Turn on every light in the house — including closets, the range hood, and under-cabinet lights.
  4. Replace any compact fluorescent bulbs that cast a yellow tint with daylight-temperature LEDs.

Kitchen

  1. Clear countertops of everything except one or two staged items — a cutting board, a bowl of fruit, a vase.
  2. Polish all stainless steel surfaces — fingerprints photograph terribly.
  3. Hide the dish rack, drying mat, and sponge. The kitchen should look unused.
  4. Wipe the floor one final time right before the photographer arrives.

Bathrooms

  1. Remove all personal products from the shower and countertops.
  2. Set out fresh white towels in a decorative fold.
  3. Close the toilet lid.
  4. Polish all chrome fixtures and mirrors.

Bedrooms

  1. Make beds with hotel-quality precision. Use decorative pillows and a throw blanket.
  2. Clear nightstands of everything except a lamp and possibly one book.
  3. Remove items from the floor — shoes, laundry baskets, exercise equipment.

  • Leaving trash cans visible in any room.
  • Forgetting to hide pet bowls, crates, and litter boxes.
  • Leaving ceiling fans running — they create motion blur in photos.
  • Not cleaning the front entryway mat or replacing a worn one.
