Why Texas Homes Need a Monthly Checklist

Every home needs maintenance, but Texas homes need it more frequently and for different reasons than homes in other states. Our HVAC systems run harder, our humidity promotes mold and pest activity, our clay soil moves with moisture changes, and our storms can cause damage that goes unnoticed until it creates bigger problems.

The checklist below is organized by season. Each month has three to four tasks that take 30 minutes to an hour total. Keeping up with them monthly prevents the kind of cascading problems that lead to emergency repairs and expensive professional interventions.

Winter (December through February)

• Test smoke and carbon monoxide detectors — replace batteries
• Clean dryer vent from the outside — lint buildup is a fire hazard
• Inspect weather stripping on all exterior doors

January

• Check for plumbing leaks under all sinks, around toilets, and at water heater connections
• Inspect attic for signs of roof leaks after winter rains
• Deep clean kitchen appliances — oven, refrigerator, dishwasher

February

• Service HVAC before spring — change filters, check refrigerant, clean coils
• Inspect foundation for new cracks after winter moisture changes

Spring (March through May)

March

• Begin monthly HVAC filter changes — pollen season starts now
• Pressure wash patios, driveways, and walkways (winter algae)
• Check window and door seals for gaps that let in pollen and humidity

April

• Clean gutters after pine pollen peak
• Inspect and clean outdoor AC condenser unit
• Deep clean all bathrooms — check for mold in grout and caulk before humidity peaks

May

• Complete hurricane preparation checklist — trim trees, clear drains, secure outdoor items
• Test irrigation system and check for leaks
• Schedule professional carpet and rug cleaning before summer humidity makes drying slower

Summer (June through August)

June

• Flush AC condensate drain line with vinegar — do this monthly through September
• Check outdoor faucets and hose connections for leaks
• Inspect all door and window screens for tears — pest entry prevention

July

• Deep clean refrigerator — the hardest-working appliance in your Texas summer kitchen
• Check attic ventilation and insulation
• Clear debris from around the outdoor AC unit

August

• Back-to-school home organization and cleaning
• Check for termite activity — swarmers are active in late summer
• Inspect roofing for storm damage from summer thunderstorms

Fall (September through November)

September

• Post-hurricane-season inspection — check roof, gutters, siding, and foundation
• Begin fall yard cleanup — remove debris that harbors pests near the foundation
• Deep clean air ducts if not done in the past two years

October

• Switch to quarterly HVAC filter changes as pollen subsides
• Clean and inspect fireplace and chimney if applicable
• Prepare guest rooms and common areas for holiday hosting season

November

• Clear gutters of fall leaves before winter rains
• Inspect and clean kitchen in preparation for Thanksgiving
• Test all GFCI outlets in kitchens and bathrooms

Consistency is what makes this checklist effective. Any single month is a small time investment. Over the course of a year, it prevents thousands of dollars in deferred maintenance costs and keeps your home comfortable, safe, and clean through every Texas season.
